What Live & Licence actually is.
You pay a one-time refundable deposit. That gives you and one other person the right to live at PAN Paradise.
You do not buy the apartment, and no part of the property is transferred to you. There is nothing to register, nothing to maintain, nothing to sell later and nothing for your children to divide.
When the home is eventually vacated, 80% of the deposit is returned to you, or to the person you nominate.

It does not run out
This is not a lease.
A lease is for a fixed number of years. When the years are up, it ends, and you are somewhere else — which is exactly the thing nobody wants to be worrying about at eighty-two.
Live & Licence has no end date. The right to live here continues for as long as you wish to live here. Nothing expires, nothing needs renewing, and no rent review arrives in the post.
That is why we describe it as a licence rather than a lease. They are different things, and the difference is entirely in your favour.

The maintenance fee is charged per home and does not change with the number of residents. The care fee is per person, because the care is per person. The medical deposit is a separate arrangement, held apart from the main deposit — it exists so that emergency treatment never waits for funds or an insurance approval, and whatever is not spent comes back in full.
Government taxes are charged in addition, at the applicable rate.

What the monthly fee covers

Getting the deposit back
80%, within 90 days.
When the home is vacated, 80% of the deposit is returned within 90 days — to you, or to the beneficiary you have nominated.
That applies however the arrangement ends. You nominate the beneficiary at the start, and you can change the nomination.
The main deposit is never drawn on while you live here, with one exception: damage to the community's facilities. It is not used for fees, not used for bills, and not used for anyone else's costs.
The monthly fee, honestly
Can it rise? Yes — and here is exactly how.
The fee is reviewed at most once a year, with 60 days' notice. It is set against inflation, fuel and electricity costs and wages. In normal circumstances we would not expect a revision beyond 5–10%, though we do not cap it — a promise we could not keep would be worth less than an honest one.
And when you are away — with your children for a month, or in hospital — the care fee is reduced by half for any absence of a month or more.
Why it is built this way
The problems this avoids.
- Nothing to dispose of. An apartment in a parent's name becomes, eventually, an apartment that four children have to agree about. This does not.
- No maintenance to organise. No society meetings, no sinking fund, no contractor to chase from another country.
- Nothing to arrange at the end. Nobody is waiting on a transaction, at a moment when the family has other things to think about. The refund is a bank transfer, not a negotiation.
- Nothing that expires. No term, no renewal, no negotiation in ten years' time.

Is the whole deposit refundable?
80% of it is returned, within 90 days of the home being vacated, to you or to the beneficiary you nominate.
What if there are two of us and one passes away?
The other stays, in the same home, with nothing to re-sign. The care fee is charged per person, so the monthly fee becomes the one-resident figure — ₹35,000 rather than ₹55,000. The deposit stays exactly where it was.
Who receives the refund?
You, or the beneficiary you nominate when you join. You can change the nomination.
Can the monthly fee go up?

Is the deposit used for anything while I live here?
No — with one exception: damage to the community's facilities. It is not used for fees or bills. Emergency medical costs are handled by the separate medical deposit, which exists precisely so the main deposit is never touched.
Is there a health assessment before joining?
You should be able to live independently when you arrive — mobile, in reasonable health, managing your own day. There is no age limit, and there is no reassessment afterwards, ever. Whatever changes later, nothing about your right to live here changes.
